Job description
About the Role
Soapy Joe’s is looking for a hands-on, solutions-oriented Facilities Manager to help ensure our locations consistently meet company standards for condition, appearance, functionality, and safety.
This is a field-focused role for someone who enjoys identifying problems, coordinating solutions, and seeing projects through to completion. Approximately 50% of your time will be spent at Soapy Joe’s locations, working with internal teams, vendors, and contractors to keep our facilities operating and looking their best.
You’ll bring a general-contractor mindset to the role, taking ownership of building systems, facility repairs, vendor performance, and improvement projects while balancing quality, speed, cost, and operational impact.
What You’ll Do
Facility Standards & Field Management
- Help establish and maintain company-wide facility condition and appearance standards.
- Conduct routine site inspections covering building systems, property condition, appearance, functionality, and safety.
- Identify, prioritize, document, and track facility issues through verified completion.
- Spend approximately 50% of your time in the field overseeing facility conditions, repairs, vendors, and projects.
Building Systems
- Oversee the maintenance, repair, and replacement of facility assets such as HVAC, restrooms, building plumbing, roofing, lighting, and other property systems.
- Coordinate closely with Maintenance, Operations, and other internal teams when responsibilities or projects overlap.
Vendor & Contractor Management
- Build and maintain a dependable network of qualified vendors and contractors.
- Solicit and evaluate bids, negotiate pricing and scopes of work, and manage service agreements.
- Hold vendors accountable for quality, response times, pricing, and completion commitments.
- Identify opportunities to improve service levels, consolidate vendors, and reduce costs.
Facility Projects & Repairs
- Manage repairs, refreshes, improvements, and facility projects from initial scope through completion.
- Coordinate contractors, trades, schedules, permits, and internal stakeholders.
- Evaluate repair-versus-replace decisions based on cost, condition, useful life, and operational impact.
- Inspect completed work, manage punch-list items, and ensure projects meet approved scope and quality standards.
Budget & Cost Management
- Manage repair and project spending within approved budgets.
- Review proposals and invoices for scope, accuracy, and value.
- Track committed, actual, and forecasted costs and proactively address potential budget or schedule issues.
- Identify recurring facility problems and develop longer-term solutions that improve reliability and control costs.
What Success Looks Like
You’ll be successful in this role when:
- Scheduled facility inspections are completed consistently and deficiencies are addressed.
- Repairs are completed within established priority-based timelines.
- Facility issues are tracked through verified resolution rather than simply reported.
- Vendors consistently meet expectations for responsiveness, quality, pricing, and completion.
- Projects are delivered on time, within approved budgets, and to Soapy Joe’s standards.
- Repeat facility issues decrease through proactive problem-solving and long-term solutions.
- Operations, Maintenance, and other partners have clear visibility into facility priorities, projects, costs, and timelines.
What We’re Looking For
- Experience managing commercial facilities, construction, property maintenance, or multi-site facility operations.
- Strong working knowledge of building systems, repairs, contractors, and facility projects.
- Experience managing vendors, reviewing bids, negotiating scopes and pricing, and holding contractors accountable.
- Ability to manage multiple projects, priorities, budgets, and deadlines simultaneously.
- Strong judgment when assessing urgency, repair versus replacement, cost, and operational impact.
- Highly organized and comfortable maintaining inspection, work-order, project, and cost documentation.
- Comfortable working independently in the field and taking ownership from problem identification through completion.
- Strong communication and relationship-building skills with vendors, contractors, operators, and internal partners.
- Ability and willingness to travel regularly between Soapy Joe’s locations throughout the San Diego area.
The Right Fit
This role is ideal for someone who sees a facility problem and naturally thinks, “What needs to happen to get this fixed correctly?”
You’re proactive, practical, organized, and comfortable getting into the details. You know how to work with contractors and trades, ask the right questions, challenge a bid when something doesn’t make sense, and ensure a job is actually complete before closing it out.
Most importantly, you take ownership. You don’t just identify problems. You drive them to resolution.
